The managing agent or landlord shows up with the move-in condition report, a phone camera and, in a lot of buildings, the super. They open the oven. They pull the crisper drawers. They run a finger along the top of the radiator cover and the windowsill above it, where a winter of steam heat has baked on a layer of gray dust. Every photo they take of a dirty surface becomes a line on the deduction statement that arrives after you have already moved.

Broom clean is the minimum that gets the keys accepted. Deposit deductions come from the condition report, and that compares the apartment to how it looked at move-in. A greasy oven or a stained tub does not fail broom clean, but it will cost you on the statement.
Both, every time. The oven gets a full interior degrease including racks and the door glass. The refrigerator gets emptied, shelves and drawers washed, and we roll it out to clean underneath if the floor and hoses allow it. The dishwasher filter and microwave interior are on the list too.
Studios run $180 to $240, one-bedrooms $220 to $300, two-bedrooms $280 to $380, and three-bedroom or larger apartments start around $380. Very heavy soil, a fifth-floor walk-up with no elevator or an oven that has never been cleaned can move a job to the upper end, and we tell you before we start.
