Renovation Dust Is a Different Job

Sanded joint compound is fine enough to pass straight through an ordinary vacuum bag and settle again behind you. Tile cutting leaves a silica grit that scratches if it is wiped dry. Primer overspray dries on window glass, construction adhesive bonds to new white oak, and every appliance, cabinet door and window arrives wrapped in stickers and protective film. In a New York apartment there is nowhere for any of that to go, so it drifts into the bedrooms and closets that were never part of the renovation and coats those as well.

A standard deep clean handles none of this well, and the difference is mostly sequencing. Everything gets HEPA vacuumed before anything gets wet, because water on drywall dust makes a paste that smears across fresh paint. Cleaning runs from the ceiling down, and microfiber cloths are swapped constantly so we are not dragging grit across new quartz. Matte paint, oil-finished floors, unsealed grout and brushed brass each get a product that will not mark them. And because airborne dust keeps landing for days after the last cut, the job is planned as more than one pass.

City buildings add their own layer. Co-op and condo alteration agreements almost always include a final-cleaning requirement and a deadline, and the board's inspector will look at the hallway and the freight elevator pads as closely as the kitchen. Pre-war plaster throws far more dust than modern drywall when a wall is opened, and steam radiators and their covers pack it in. In the new glass towers going up in Long Island City and Downtown Brooklyn, the work is floor-to-ceiling windows covered in haze and film, with a developer's punch-list clean that rarely goes past a quick sweep.

The painter's final touch-up is the last dust maker. Once the punch list is signed off and the tools are out of the apartment, that is the moment to book. Cleaning while a trade is still working just means cleaning twice.

Fine dust stays airborne and keeps landing for several days after the work stops, especially once the HVAC or the radiators run again. The first visit removes the bulk of it and everything that is stuck to surfaces. A shorter second pass catches what settles afterward, and we price it as the lighter job it is.

We would rather not, and here is why: sanding and touch-up paint put dust and overspray right back onto surfaces we just finished. If the schedule forces it, we can do a rough clean now and return for the detail pass once the last trade is out.

Yes. Film on appliances, labels on glass, tape residue on cabinets and the blue protective wrap on stainless are all part of the job. We use products that lift adhesive without hazing glass or scratching stainless.

Include them in the scope and we will clean them. In co-ops and condos the building often requires it before it returns the alteration deposit, and the super will be the first to notice if it was skipped.

A bathroom renovation cleanup is $200 to $350 and a kitchen remodel is $300 to $450. Larger projects run $500 to $800, and a full gut renovation goes from $450 to $650 for a one-bedroom, $650 to $900 for a two-bedroom and $900 and up for three or more. Light grout haze and adhesive spots on hard surfaces, yes, with the right product for the material. Heavy mortar film on tile or cured adhesive on wood is a contractor fix, and we will flag it rather than scrub a new floor and damage it.
